Questions to ask before hiring a contractor

Use these questions to compare estimates, uncover exclusions, understand payment terms, and reduce surprises after a project starts.

01

Questions about the company

Begin with questions that confirm who will legally perform and supervise the work.

  • What business name and license number will appear on the contract?
  • Who is the qualifier and who will supervise the jobsite?
  • Will any work be subcontracted, and to whom?
  • Have you completed similar work in the Florida Keys?
  • Can you provide recent local references?
02

Questions about the estimate

A useful estimate should make it possible to compare scope, materials, allowances, exclusions, and timing—not just the total price.

  • Which materials, brands, quantities, and finishes are included?
  • What is excluded or treated as an allowance?
  • Who handles demolition, disposal, cleanup, and protection?
  • How are hidden conditions and change orders priced?
  • How long is the quoted price valid?
03

Questions about money and timing

Tie payments to understandable milestones and document every change. Avoid paying the full price before work begins.

  • What deposit is required and why?
  • Which milestones trigger later payments?
  • What could change the schedule?
  • How will delays and material substitutions be communicated?
  • What warranties apply to labor and materials?
