6 minute guide
Questions to ask before hiring a contractor
Use these questions to compare estimates, uncover exclusions, understand payment terms, and reduce surprises after a project starts.
Questions about the company
Begin with questions that confirm who will legally perform and supervise the work.
- What business name and license number will appear on the contract?
- Who is the qualifier and who will supervise the jobsite?
- Will any work be subcontracted, and to whom?
- Have you completed similar work in the Florida Keys?
- Can you provide recent local references?
Questions about the estimate
A useful estimate should make it possible to compare scope, materials, allowances, exclusions, and timing—not just the total price.
- Which materials, brands, quantities, and finishes are included?
- What is excluded or treated as an allowance?
- Who handles demolition, disposal, cleanup, and protection?
- How are hidden conditions and change orders priced?
- How long is the quoted price valid?
Questions about money and timing
Tie payments to understandable milestones and document every change. Avoid paying the full price before work begins.
- What deposit is required and why?
- Which milestones trigger later payments?
- What could change the schedule?
- How will delays and material substitutions be communicated?
- What warranties apply to labor and materials?
