How to verify a contractor in Monroe County
A practical checklist for confirming county registration, state licensing, insurance dates, identity, and permit responsibility before work begins.
Start with the exact business and qualifier
Ask for the contractor’s full legal business name, the individual qualifier’s name, and every license number that applies to your project. Compare those details with the contract, estimate, vehicle, website, and public records.
Similar business names are common. A matching phone number or logo is not enough if the license belongs to a different person or company.
Check county and state records
Use Monroe County’s contractor and permit search together with the Florida DBPR license search. Confirm that the record is current and that the license type covers the work being proposed.
- Match the company, qualifier, and license number.
- Review expiration dates and any status warnings.
- Confirm the approved category covers the project scope.
- Save a copy or screenshot with the date you checked.
Confirm insurance directly
Directory dates are useful screening information, but they are not a substitute for a current certificate. Ask for liability and workers’ compensation documentation and confirm the policy with the listed agent when the project risk justifies it.
Verify the permit plan
Ask whether the project requires a permit, who will apply for it, and whose license will appear on the application. Be cautious if you are asked to obtain an owner-builder permit for work that will actually be managed by a contractor.
